Do's and Don'ts for 2022!


Plan for the New Year knowing what to do and not to do! Go through your marketing budget and track your ROI. Knowing what your return was will help you determine where to spend your hard-earned commissions!


Here's my top DOs for 2022!


  1. DO - Beef up your website and online properties with content and updates. Your website should be the nucleus of your online presence.

  2. DO - Push out everything to social media and in email campaigns from your website. Your SEO will build the more traffic you drive to your site.

  3. DO - Write a "short-form" content blog on a weekly basis! It doesn't take long and the topics are endless (ask me for my 150 blog topics for real estate cheat sheet).

  4. DO - Connect more with industry leaders and peers on LinkedIn. Put time into building your 1st Connections and post often. LinkedIn gets neglected a lot, yet it is one of the most powerful platforms to connect with people.

  5. DO - Start the year off with a clean database. If you don't have a valid email or phone number, scrub them off the list. If you have a phone number or email, call or email to get current contact information. Let them know you are just updating your database and want to make sure you have their information correct. Who knows! They may be thinking about selling or buying in 2022!

  6. DO - Time block your calendar so you have actual time set aside to work on your business and stick to it. Putting the time in can set you up future business.

Now let's discuss the DON'Ts for 2022... read it through, even if it isn't what you want to hear!


  1. DON'T - Neglect your Google My Business (GMB) page. Post often, my recommendation is at LEAST once a week, 3 times a week is optimal.

  2. DON'T - Post directly on social media. Putting your original content on Facebook gives them SEO, but doesn't help you at all. You may stay top of mind with your SOI if they "just happened" to be online at the time you post something... it's a guessing game you can't afford to continue to do.

  3. DON'T - Forget to ask for testimonials for EVERY transaction. You get the most impact if they write a Google review on your GMB or directly on your website. Reviews on Zillow, Realtor.com, Yelp, or Facebook do not help your SEO! Zillow has been deleting reviews if you are no longer paying for leads, so back them up by copying and pasting them into a document. Work the review request into your closing routine and make sure you actually do it!

  4. DON'T - Give up control or ownership of your online properties to third-party vendors. For example, if you use HOMESNAP, they take over your GMB as primary owner and its no longer yours. Watch out for what is yours and don't let anyone take it away from you!

  5. DON'T - Be that agent no one wants to work with. You don't have to be a doormat either, but don't be a jerk. If you are hard to work with and communicate with, when you work with a vendor or peers, how are you going to get referrals?

  6. DON'T - Feel defeated. Real Estate is a very dynamic industry, constantly evolving and changing, just like the online world. Learning technology is important to learn for your industry. If you can figure out how to use a CRM or Docusign, you can learn how to manage your website from the backend!
